Please read these terms before using AnnexLK. By accessing the platform or creating an account, you agree to them. If you do not agree, do not use the service.
1. Who we are and acceptance
AnnexLK provides an online platform where people can discover and advertise annexes, boarding rooms and other rental properties in Sri Lanka. We provide discovery and communication tools; we are not a landlord, tenant, property agent, insurer or party to any rental agreement between users.
You must be at least 18 years old and legally able to enter a binding agreement to create an account or transact with another user.
2. Accounts and verification
You must provide accurate, current information, keep your credentials confidential and promptly tell us if you suspect unauthorised use. You are responsible for activity under your account. One person or organisation must not create accounts to evade restrictions.
We may request telephone, email, identity or property verification. A verification badge or approval means only that specified checks were completed; it is not a guarantee of a person's character, a property's condition, legal title or the accuracy of every claim.
3. Property listings
Owners must have the legal authority to advertise a property. Listings must be accurate, lawful and up to date, with genuine photographs, prices, availability and material conditions. Owners must disclose significant restrictions and must not publish discriminatory, misleading, duplicate or bait-and-switch listings.
You grant AnnexLK a non-exclusive, worldwide, royalty-free licence to host, reproduce, resize and display listing content for operating and promoting the platform. You retain ownership of your content. We may review, reject, edit for presentation, pause or remove content that violates these terms or creates risk.
4. Enquiries, viewings and rental agreements
Users must independently inspect properties, verify identities and ownership or authority, review written rental terms, and use appropriate care before paying money or sharing sensitive information. Never send deposits merely because a listing appears on AnnexLK.
Payments and agreements arranged between users are their responsibility unless AnnexLK expressly offers a separate payment service with additional terms. Disputes about property condition, rent, deposits, utilities, occupancy or an agreement are between the relevant renter and owner.
5. Acceptable use and user content
You must not use AnnexLK to break the law; defraud, threaten or harass others; scrape or copy the service at scale; introduce malicious code; bypass access controls or rate limits; impersonate another person; collect contact data for spam; or interfere with platform operation.
Reviews, messages and reports must be honest, relevant and respectful. Do not publish private identifiers, defamatory allegations or content that infringes another person's rights. We may investigate reports and restrict or terminate accounts when reasonably necessary to protect the platform or its users.
6. Availability, disclaimers and liability
AnnexLK is provided on an “as available” basis. To the extent permitted by law, we do not guarantee uninterrupted access, listing accuracy, availability, suitability, safety, user conduct or the outcome of a transaction. Nothing in these terms excludes rights or liabilities that cannot lawfully be excluded.
To the maximum extent permitted by law, AnnexLK is not liable for indirect, incidental or consequential loss arising from user conduct, property transactions, reliance on listing content, third-party services or events outside our reasonable control.
7. Intellectual property, termination and general terms
The AnnexLK name, interface, software and original platform content are protected by applicable intellectual-property laws. No rights are granted except the limited right to use the service under these terms.
You may stop using AnnexLK at any time. We may suspend or terminate access for violations, legal requirements, security risk or discontinuation of the service. Provisions that by nature should survive will continue after termination.
These terms are governed by the laws of Sri Lanka, and disputes are subject to the courts of Sri Lanka. If one provision is unenforceable, the remainder continues. We may update these terms and will post the revised date. Questions can be sent through our Contact Us page.
